This project for the Town of North Andover consisted of the repair and rehabilitation of four distinct Town properties. The Stevens Memorial Library, which celebrated its centennial in 2007, suffered from deteriorating windows and water infiltration. The Main Street Fire Station required restoration of failing brickwork and damaged roof membranes. L | L + B drafted restoration plans and oversaw construction, which completed in late 2008.
The final two buildings, located on the historic Stevens Estate at Osgood Hill, had been abandoned for a number of years. The Gate House received minimal maintenance during its vacancy, though degradation of flashings and roof leakage continued to be problematic. The Plant House experienced structural trauma upon collision with a snowplow, as well as flooding in the basement. In addition to analysis and intervention to prevent further decay, L | L + B also offered cost comparisons for stablilization, addition of new systems, and full renovations for each building.
